“What you always wanted to know about lease agreement negotiations”

Give insight in the most important negotiation topics and considerations from the perspective of both the tenant as the landlord. The attendees will get the opportunity to ask questions to a team of contract negotiators.

What is the right strategy for occupiers during lease contract negotiations? On Wednesday April 24th 2013 CoreNet Global Chapter Benelux and Deloitte organized a seminar on this very question. During the seminar representatives of owners (landlords) and occupiers (tenants) were giving tips and tricks on negotiations and the existing ROZ models of lease contracts were discussed.

Aart Hordijk (ROZ, Dutch association, Real Estate Council) opened the seminar on how market and social changes lead to a revision of ROZ-models. He pointed out that more attention is being paid to the interests of occupiers, the shareholder approach as Hordijk called it.
Harry Vlaardingerbroek, responsible for the corporate real estate and facilities of Deloitte, explained the approach of Deloitte as occupier in location studies and negotiations. He emphasized the importance of determining a clear strategic route, principles and program of requirements as occupier as well as acting by the motto: ‘never bet on one horse’.
Leon van Leersum (REDEPT) and Tammo Donker (XO Property Partners) continued on the experiences of Vlaardingerbroek and shared with the audience some useful pitfalls and areas of attention in lease negotiations. Eelco Hoet (Jones Lang LaSalle) emphasized the changed view of occupiers on accommodation: what space solutions are they seeking and what contractual arrangements do they prefer. He also discussed why owners, given the transition from a landlord’s market to a tenant’s market, are only showing limited response to occupier’s wishes. Hoet highlighted the impact of vacancy in the office market and strict supervision by and limited credit supply from banks.

The seminar ended with a lively debate. Cutting questions were asked on the role of the occupiers and advisors in lease negotiations and the involvement of occupiers in the development of ROZ models. As a result, the CoreNet board promised to explore its role in representing the interest of occupiers in the development of ROZ models.

“Wat u altijd had willen weten bij huurcontractonderhandelingen”

Vanuit de invalshoeken van zowel de huurder als de verhuurder wordt inzage gegeven in de belangrijkste onderhandelingspunten en afwegingen. De aanwezigen krijgen de mogelijkheid om vragen te stellen aan een panel van huurcontractonderhandelaars.
